Gardner homes are selling for 1.5% more than last year. What to know about the market

Like most of this year, June 2023 was a tough real estate market across Massachusetts, with home prices continuing to rise (1% over June 2022) and the number of sales continuing to fall (down 20.5% compared to June 2022).  

Worcester County real estate sales fell less drastically than in June 2022 (down 18%), but prices made up for it, by increasing by 4.6% compared to June 2022.  

Home sales in the Greater Gardner area contributed to the price increase for the most part, as those communities are part of the reason why Worcester County’s sales figures did not fall as much as the rest of the state.  

Here is what we see going on with local real estate: 

Westminster and Winchendon are popular places to buy a home right now 

Both communities posted sales figures for June 2023 that exceeded June 2022. 

Westminster had more than double the number of home sales in June 2023 (17) than it did in June 2022 (8). At the same time, the median sales price for the month increased 18.5% from $502,500 in June 2022 to $595,500 in June 2023. Year-to-date sales are down by just one (40 in 2022 and 39 in 2023), but prices have increased from $425,000 to $530,000. 

Winchendon had more home sales in June 2023 (15) than in June 2022 (11) and has also posted a 27.7% increase in home sales year to date (47 in 2022 versus 60 in 2023). The median sales price in June 2023 was 4.3% less than in June 2022 ($335,000 versus $350,000) but year to date, the median price has increased by 6.1% (from $330,000 in 2022 to $350,000 in 2023). 

Several other communities saw an increase in home sales in June 2023 over June 2022

Gardner and Ashburnham both had more home sales in June 2023 than in June 2022. Gardner had three more single-family homes sold in June 2023 than in 2022 (23 versus 20), a 15% increase. Ashburnham had one more home sell (12 versus 11), for a 9.1% increase. Both communities have had about 23% fewer sales in 2023 year to date, than they did in 2022.

Hubbardston has exactly the same number of homes sold in June 2022 and June 2023 (four).  

Prices are down, year to date in both Hubbardston and Templeton 

The median price for a single-family home in Templeton has fallen from $360,000 to $357,000, or 0.6%. Given that only 51 houses had been sold year to date in 2022 and 40 in 2023, a single home sale can affect the numbers significantly.

In Hubbardston, the year-to-date decrease is 1.3%, from $390,007 in 2022 to $385,000 in 2023. Again, the number of homes sold in either year is less than 20 (18 in 2022 and 13 in 2023), so individual transactions are affecting year-to-date figures.  

Greater Gardner is not a great place to buy a condo 

In June 2023, there were only two condos sold in the city of Gardner, compared to eight in June 2022. Year-to-date sales figures are similar, with only 18 condos sold in 2022 and 19 in 2023. The median sales price in June 2023 was $179,550, a 14% increase over June 2022’s median price of $157,450. The median sales price year to date has risen 21.6% from June 2022 to June 2023.  

There were no condos sold at all in any of the six Greater Gardner towns, and only eight have been sold year to date.
